Automobile Showroom for Toyota and Lexus

The Toyota and Lexus showroom is a landmark automotive hub that redefines the customer experience from arrival to departure. It offers seamless access, intuitive circulation, and immersive brand experiences. The design prioritizes comfort and clarity, with an organizational strategy that supports various customer scenarios, from new visitors exploring the showrooms and moving on to test drives, to existing clients arriving for service and spending their waiting time in the showroom. This integrated approach ensures a seamless transition between the service and showroom areas. The experience is further is enhanced by climate-controlled spaces and elevated test-drive experiences both on the rooftop track and throughout the city.
Urban Integration and Arrival Sequence Positioned for maximum visibility and prestige along Sheikh Zayed Road and Al Hadiqa Road, the facility’s geometry responds directly to its urban context. It provides intuitive access and commanding presence from all major approaches. The northern elevation presents the front-of-house functions prominently to the highways, while the southern side, facing the industrial zone, accommodates the back-of-house operations and service logistics. Cutting-edge digital technologies, dynamic lighting, and striking architectural features enhance the brand’s presence and create a cohesive arrival and departure sequence.
Brand Visibility
The building’s shape is carefully designed to provide equal and continuous visibility of both Toyota and Lexus from all surrounding roads. This visibility is maintained whether the building is viewed at high speeds on the highway or in slower, frame-by-frame sequences in traffic. The design accounts for the shifting vantage points created by the elevated metro line to ensure the building maintains a strong identity from afar and close up. This approach reinforces the iconic character of the development and establishes Al-Futtaim’s flagship as the region’s premier, cutting-edge automotive destination.
The building consists of three main components: the Showroom Cloud,
the Service Plinth and the Loop Off-Road Ring. These components are interconnected through dedicated vertical circulation systems for both clients and vehicles.
The Showroom Cloud design places the Lexus and Toyota showrooms on top of a service plinth. Customers arriving by car can drive up a dedicated ramp that leads directly to shaded, premium entrance zones. Organized across three levels, the showrooms display the latest products, technologies, and services. The showrooms are connected by a fully climate-controlled bridge accessible from the third level. This bridge is ideal for customers who wish to visit both showrooms in one continuous journey.
The Service Plinth is divided into Lexus and Toyota zones to ensure that each brand delivers an exclusive, and tailored service experience. Both service entrances are clearly visible from Sheikh Zayed Road. The customer arrival process takes place in a climate-controlled handover area that improves comfort and operational efficiency.
The Loop Off-Road Ring unifies the entire development architecturally. The internal area functions as a dedicated exhibition and event venue for Toyota, and the external rooftop section features an elevated off-road test track, offering a unique driving experience high above Dubai’s skyline.
Energy concept
A key design challenge is balancing the need for a transparent facade that showcases the primary functions with the demanding climate of the region, which significantly impacts the comfort and energy performance of glazed buildings. This challenge is addressed with an architectural crease that naturally shades the lower half of the facade, creating optimal conditions for the main product display area. The upper portion is designed as an opaque envelope to mitigate solar heat gain and provides extensive surface area for photovoltaic panels. This supports the building’s cooling-related electricity demand and enhances it overall sustainability.
